WILLIAMSON COUNTY, Tenn. (WKRN) — Tennessee’s most expensive residential real estate sale just happened in Williamson County. Twin Rivers Farm and its more than 383 acres is now off the market after an unnamed buyer snagged it for $42.5 million.
“The Frist home on Chickering was the largest sale to date, which is $33 million so, yeah, 42.5 is the new record,” said Dan McEwen, Owner and Broker of Columbia-based McEwen Group. He served as the listing agent for Twin Rivers Farm. “It was a very rare and unique property that took a very rare and unique buyer, especially this is not in downtown Nashville.”
Twin Rivers Farm is described as a property “where modern design meets natural beauty” on Old Highway 96 in Franklin where the South Harpeth River begins. The property features a covered steeled bridge entrance leading to an entirely custom built 10,000 square foot home. There’s a covered pool and indoor rec room and spa facility, a pond, barn, stables, guest cottage and tennis courts.
“We are very pleased with the outcome of this transaction. We knew this was a special property when we acquired it, and worked hard to ensure that it would become even more special for an even longer period of me; and we knew it would require a lot of work to find the right Buyer. We are pleased that came to be, and we will remain forever proud of the fact that we were caretakers of Twin Rivers Farm for a period of me,” sellers Larry and Leiyan Keele stated in a press release.
McEwen explained that it took more than a year and a significant marketing approach to get the property sold.
“We created a film for the property that was very well received,” he said. “The showings took several hours each time we went. We had a UTV, a ranger that we carried folks all over the 383 acres, did a lot of walking. It could take several hours to actually go through that process. And I even actually took clients fishing while we were viewing the property.”

Twin Rivers Farm is 40 minutes outside of Nashville in a little community called Fernvale.
“It’s quite a rural area, and so to command that type of value or price outside of Belle Meade,” said McEwen. “It took time to find the right person that would appreciate the privacy and the natural beauty of the property.”
He explained that there’s a lot more interest these days in properties with a lot of land outside of Nashville’s city lights and traffic, pointing to the I-65 corridor down south of Nashville and the I-40 west corridor between Nashville and going out towards Kingston Springs and Dickson as a very attractive real estate market.
“We’re blessed with beautiful farms and land. We have so many lakes and streams and fertile valleys, and people from all over the country come and see it and get excited about it and want to want to be here,” said Mcewen.
As for Twin Rivers Farm, McEwen said he’s not at liberty to share anything about the buyer but that they’ll have no problem acclimating to Middle Tennessee, and they’re excited to be here.
